I was wonderin how you manage to get total of 65 pot. Whats the % of success rate?

Well, first you have to reduce the stats to gain additional pot on the armor with a pure tech bs character. Then you have to exceed the pot with a success rate of (40+% in this case). We're not done, you have to pray hard it FAILS. The failing part will give you a chance to remove stats on the armor. It happens that my negative stats were the only one removed. Any high-end bs will know that the chances are slim, and too risky for their precious clean armor with slot, worth 100k+ each. I dont blame non-bs players for not knowing anything about the rarity of this armor and still offers 100k-200k.
