potential penalty when u add second step (all the negs) is 65%
45% from atk-7% p.pierce-3%, matk-7% potential penalty and 20% from acc-7 acc-3% potential penalty
total pot u shld get is 42+ 36+36+36=150pot
with potential penalty, it becomes 247pot
with the leftover 1 pot from 1step, u get 248 pot total

edit: on second look, i think you can only get away with anything good out of this is by luckily failing. =m= Also, i now think this armor started with 33pot or 34pot.

After playing around a few times w/ coryn.club's statting simulator, this is the best resulting stats i found that doesn't involve "failing luckily" to get random stats:
Step #1: Accuracy-7 (137pot)
Step #2: Critical Damage % +3, Critical Rate +4, Critical Rate % +4, STR % +7
-18/137 = 98%

note, im not sure if this is correct. wait for someone else to check if this works. =m=

Edit: BtW, this is the procedure i used to get to your current situation, is this correct?
